The location of this place is fantastic, being near a park, the beach, town center, and a lovely covered garden.

The hotel is delightful and fairly clean with courteous and nice staff. The location marvellous and brilliant for Kemptown district, it is next to a lovely square, many lovely, yummy restaurants and cafes and the sea shore. They have a wide array of meals to choose from, the food is brilliant.

the room we had included climate control, a personal safe and multi-channel television. the breakfast was good quality with gluten free bread which was provided and a bunch of vegetarian options, and the restaurant's offer was excellent.

The employees were lovely and fantastic. the food they offered was brilliant, had a variety of meals.

We stayed in a budget room which was really good value for our short stay. Staff were friendly and helpful, beautiful toast served at breakfast and all the delights of Brighton were a stone's throw from the hotel.

The room we had might not be suitable for everyone as you had to climb several flights of stairs to reach it. It was a very small room which suited us but it was quite difficult to get round the tiny en-suite. The bed kept moving away from the headboard which was a bit disconcerting.

Wonderful, bright hotel with very polite people and stunning location in a quiet area.

This place is clean and wonderful, with absolutely lovely and kind staff, big rooms, exceptional bathroom, and free Wi-Fi.

The mattress on my bed was a very cheap looking uncomfortable one - not what I would expect from somewhere that is promoting itself as a nice place to stay. Toilet was extremely cramped in bathroom - i'm glad I only stayed one night.

Simply no complaints, real GOOD stay. Huge & reasonably clean hotel, good service, absolutely perfect and incredible location close to absolutely everything to see in Brighton.

The rooms were spacious and included thoughtful touches like biscuits and candles.

The staff were very courteous and helpful and the breakfast was lovely. The room clean and the bathroom facilities good - aside from the light see below - We stayed when a group of girls were staying and I thought the staff coped very well with what was fairly ignorant behaviour from this group.

I had read other comments on the state of the decor as the photos on the web-site suggest high spec when they were a little 'worn'. For example the four poster bed frame leaned alarmingly and there was only one bulb in the spot light that asked for three bulbs in the bathroom. As it was a birthday trip it would have been nice to have the option of breakfast in the room but the staff looked very surprised when I asked for this and yet I thought this too was an option.

Much to expensive for what you get. I have travelled a lot in the past and stayed in all sorts of hotels and in my opion the room (3 persons) we got is not suited for 3 persons. It was small,the safe was broke,very hot(no airco),old interieur,no elevator(8 stairs up),shower was very very small and no ventilation! It was very disapointing and it is that we had to pay in front otherwise we would have left and searched for an other hotel.

I booked a luxury double room with central heating, a personal safe, and multi-channel television. the hotel had a stunning location very close to the seafront. - It was conveniently located near many delicious restaurants, retail shops, and independent stores, as well as the beach and city center.

The room was dusty and was like somthing out the ark none of the light bulbs hardly worked there was only half a toilet roll and that all we had for the two days we were there the breakfast was ok the only thing going for it was the location we used the spa the massage was good the girls were very friendly but was a bit pricey I would not call this place a spa

The room has beautiful decorations and comes with an excellent view.
